A large construction and real estate company approached TraxleReal to assist it with a strategic analysis for the redevelopment of its site spanning 1,4 Ha in urban Brussels (Anderlecht commune). The strategic advisory firm TraxleReal conducted this analysis in two stages. The first stage consisted of identifying and evaluating the activity typologies that could be established on the site, taking into account multiple factors such as the urban planning prescriptions, the urban context, as well as demographic, economic and real estate trends. Building on these analyses, the second stage consisted of designing multiple scenarios for the redevelopment of the site and providing recommendations based on evaluation criteria grounded in aspects i.a. around profitability, financing, urban planning, construction feasibility, and public acceptance. The analyses and recommendations formulated in this feasibility study serve as a basis for the design and construction works in the redevelopment of this historical industrial site currently being undertaken by the client.
